Salvage or replace? Is your wood floor worth saving?
Natural, beautiful, hypo-allergenic - wood flooring is a must have in the modern home. The extreme durability of a wooden floor - which can last for hundreds of years - is often seen as a real sign of quality in a home. But how do you know whether squeaking and scratched floorboards need restoring or replacing?
Sanding and restoring
Most often, it's possible to salvage a hardwood floor through a combination of sympathetic restoration followed by sanding and finishing so that the floor has a uniform look. However it's important to remember that you're unlikely to end up with a floor that looks brand new, and if that's your expectation then you might be better looking at different flooring options.
If you can live with the warmth and character of antique floors, then they're by far the cheapest option and will take floor sanding 5 or 6 times before they really need to be replaced.
Beyond repair?
Stains from water marks and pet urine are one of the biggest concerns when floor sanding and refinishing, particularly since it's unlikely that these stains will be completely removed. However, if you're prepared to use a darker stain, or to place furniture and rugs over the marks, the chances are you can live with them.
With some floor damage, however, you may not be so lucky. If there are very large gaps and a lot of movement between the boards, then there may be problems with the sub-floor that need to be addressed. Otherwise, expansion and contraction over the years may have taken its toll. These boards will not be good candidates for refinishing since the movement will affect both the quality of the sanding and the finish.
Sometimes floor sanding has simply taken place too many times and the floorboards physically can't take stripping back to the raw wood again. If the tongue and groove are failing and there are nails protruding from at least 30% of the boards, your floor may be beyond economic repair.
The beauty of antique floors
However, if you can salvage your floors, you're in luck. They'll have many of the qualities that homeowners particularly prize like an aged patina and the natural characteristics of the grain and its knotholes. Best of all, reclaiming your wood floors is environmentally friendly.
